Who we are

OWC RE (Owner Will Carry Real Estate) operates owcre.com, a marketplace where owners list property offered with owner financing and buyers search for it across the United States and Canada. OWC RE is an advertising platform and calculation tool — we are not a lender, a broker, or a party to any transaction between a buyer and a seller.

This policy explains what information we collect while you use the site, what we do with it, who else sees it, and the choices you have. It reflects the site as it works today; features that are not live yet are marked as such, and this page will be updated when they launch.

Information you give us

• Account details — your email address, the display name you enter, and whether you signed up as a buyer or a seller. These are stored in our database so we can recognise you, keep your account type straight, and let you back in later.
• Your password — when you register with email and password, the sign-in service stores only a scrambled (hashed) version. We cannot read your password.
• Google sign-in — if you use the Google button, Google passes your name and email address to us. You control what Google shares from your own Google account settings.
• Listing details — anything you type into the listing wizard: property type and features, address, asking price, down payment, interest rate, loan terms, monthly expenses, rental income and vacancy, headline and description.
• Search use — the filters and property pages you use while browsing.

What stays on your device

Your listing draft is saved in your own browser, on the device you are using, so the wizard can pick up where you left off if you close the tab or come back later.

Photos you upload in the listing wizard are kept in your browser's local photo storage on the same device. They are not uploaded to our servers, because listing publication is not connected yet. Clearing your browser's site data, or removing a photo in the wizard, removes it for good — and a draft saved on one device does not follow you to another.

Information we collect automatically

Our hosting provider keeps standard technical logs (such as the type of device and browser, the pages requested and the time of the request) to keep the site running and secure.

We do not use advertising or tracking cookies, and we have not installed third-party analytics or marketing pixels on this site. The only cookie we are aware of in our own interface code is a small preference toggle used by an admin sidebar component.

Outside services your information passes through

• Sign-in and hosting — the platform that runs our database, authentication and storage keeps your account record and the session that keeps you signed in.
• Google — used only when you choose Google sign-in, to verify who you are.
• U.S. Census Bureau — when you enter a full U.S. street address in the listing wizard, that address is sent to the Census Bureau's public geocoder to identify your county, and to the Census American Community Survey to estimate a local property tax rate.
• Zippopotam.us — your ZIP or postal code is sent to this free public lookup so we can fill in the city and state or province for you.
• Not connected yet — payment processing (planned for the Deluxe and Featured upgrades) and email delivery for account confirmations and receipts will each run through a dedicated service. When they go live, the services used will be named here.

How we use your information

• To create and maintain your account, and to show you the right version of the site for a buyer or a seller.
• To save your listing draft and calculate the payment, ownership-cost and investment figures shown in the wizard.
• To look up a county tax estimate and to fill in a city from a postal code.
• Later, once publishing is live: to display your listing to buyers and to charge any upgrade you choose.
• To answer messages you send us and to meet our legal obligations.

What buyers and sellers can see

Listing publication is not live yet, so nothing entered in the wizard is publicly displayed today. When it goes live, the details you choose to publish — property type, city and state or province, price, down payment, terms, photos and your description — will be visible to anyone visiting the site, along with your asking price and monthly payment estimate.

Your full street address is shown publicly only if you tick "Show full street address publicly". Your email address and phone number are never published by us; if you put contact details inside your listing description, that text becomes public, so think before you type it there.

How long we keep it, and how we protect it

Account details are kept while your account is open. Drafts and photos are kept on your device until you clear them. Technical logs are kept by our hosting provider only as long as needed to operate and secure the site.

Access to the database is restricted to authorised staff, roles are checked on every request, and traffic between your browser and our servers is encrypted. No method of storage or transmission is completely secure, so we do not promise perfection — we promise reasonable, proportionate care.

Your choices

• Review your account — your email and account type appear on the My Account page once you are signed in.
• Sign out at any time; you stay signed in until you do, or until the session expires.
• Clear your drafts and photos — remove photos inside the wizard, or clear this site's data in your browser settings.
• Delete your account, or ask us what we hold about you — write to us at the address below and we will act on it.
• Opt out of marketing email — any promotional email we send in future will carry an unsubscribe link. Account emails, such as confirming your registration, are part of the service.

Where your information is handled

OWC RE serves users in the United States and Canada. Our systems and the services listed above are operated in the United States, so information may be processed and stored there, where privacy laws differ from those in your province or country.

Children

The site is a real estate marketplace for adults and is not intended for anyone under 18. We do not knowingly collect information from children.

Changes to this policy

When this policy changes we will revise the date at the top of the page. If a change materially affects how we use your information — for example, when payments or public listing pages launch — we will say so plainly here rather than bury it.
